Can I visit an Advance Homes show home?+
We have just sold our previous Show Home in Kenny Rd - We are currently building a new one in Frimley, Hastings. Construction is underway as we speak!
Do I need my own land to build with Advance Homes?+
No. We can build on your section, or set you up with one of our house & land packages across Napier, Hastings and Havelock North. We also sell brand-new pre-built homes if you'd rather skip the build entirely.
Is Advance Homes a Registered Master Builder?+
Yes. Advance Homes is a Registered Master Builder, and every home we build is covered by the 10-year Master Build Guarantee.
Can I change one of your home designs?+
Absolutely. All 27 of our architecturally drawn plans are adaptable — move walls, add rooms or flip the layout to suit your section. You can also bring us your own plans and sketches for a fully bespoke home.
How much does it cost to build a house in Hawke's Bay?+
Most new homes in Hawke's Bay currently cost between $2,800 and $4,000+ per square metre to build, excluding land. That means a 150m² home typically comes in around $450,000–$580,000, and a 200m² family home around $580,000–$780,000, depending on the section, the design and the finishes you choose. A straightforward single-storey home on a flat site with quality standard fittings sits toward the lower end of the range; complex rooflines, premium kitchens and bathrooms or difficult ground push the figure up. Site works and foundations alone can run from around $40,000 on an easy section to over $100,000 on a hard one. How long does it take to build a new home in Hawke's Bay?+
A typical Advance Homes build takes around five to eight months on site, with design, working drawings and building consent adding roughly three to four months before construction starts — so allow nine to twelve months from signing a contract to receiving your keys. Straightforward single-storey homes on flat sections sit at the faster end; larger two-storey homes, complex sites and fully bespoke designs take longer. Starting from one of our 26 existing home designs speeds things up considerably, because the drawings are proven, the costs are known and council consenting tends to run more smoothly. Weather, material availability and council processing times can move any schedule, which is why we project manage every build with a single point of contact and keep you informed at every stage, from the first sketch through to handover.
What does a fixed-price building contract include?+
A fixed-price contract with Advance Homes covers the complete construction of your home to the consented plans and specifications — foundations, framing, roofing, cladding, plumbing, electrical, insulation, interior linings, kitchen, bathrooms, floor coverings and painting — for one agreed figure. The price is locked in before construction starts, so it only changes if you choose to make a variation, or if a genuinely unforeseeable site condition emerges — which is exactly what our free pre-purchase section assessment is designed to rule out. That certainty is the point: you know the real number before you commit, rather than managing an open-ended budget. Every contract also carries the Master Build 10-year guarantee and the Building Act's implied warranties, and we walk you through the specification line by line before you sign anything.
What does the Master Build 10-year guarantee cover?+
The Master Build 10-year guarantee protects your deposit before construction begins, covers completion of the home if the builder cannot finish the job, and then covers defects after handover — workmanship and materials in the early years, and structural defects for the full ten years. It is only available from Registered Master Builders, and every home Advance Homes builds is covered by it. The guarantee is transferable, so it stays with the home if you sell — a genuine advantage at resale. It sits on top of the implied warranties in the Building Act that apply to all residential building work in New Zealand. In practical terms, a brand-new Advance home carries a decade of independent protection that an existing house simply doesn't have. We arrange the guarantee as a standard part of every contract.
