Every fixed-price contract is built to this specification unless you choose to upgrade an item — and any upgrade is priced and agreed in writing before it goes on the contract.

Fixed-price contract
What our fixed-price contract covers
A fixed-price contract with Advance Homes covers the complete construction of your home to the consented plans and specifications — foundations, framing, roofing, cladding, plumbing, electrical, insulation, interior linings, kitchen, bathrooms, floor coverings and painting — for one agreed figure, confirmed before work starts. It only changes if you choose to make a variation, or if a genuinely unforeseeable site condition emerges — which is exactly what our free pre-purchase section assessment is designed to rule out. Every contract also carries the Master Build 10-year guarantee and the Building Act's implied warranties.
Build cost only
What's not included
Every price we quote is a build cost only. The following sit outside the fixed-price figure and are priced separately for your section:
- Land purchase
- Site works — cut, fill, retaining and ground preparation beyond a standard TC2 raft foundation
- Driveway, paths, patio, fencing and landscaping beyond the standard specification allowances
Provisional pricing
PC sums and provisional sums, in plain English
A PC sum is a placeholder allowance for an item you'll choose later — a light fitting or tapware range, for example — priced at a realistic budget so the contract can be signed before every selection is made. A provisional sum works the same way for work that can't be accurately priced until it's underway, such as an unknown to be confirmed on site. Both are estimates, not guesses: if your final choice costs more than the allowance, the difference is the only thing that changes; if it costs less, the difference comes back to you.
Mid-build changes
How a variation is priced
A variation is any change you make to the consented plans or specification after the contract is signed — moving a wall, upgrading a bench top, adding a window. We price every variation before any work starts, you approve it in writing, and it's added to the contract as a documented amendment. Nothing changes on site without your sign-off first.
Deposit & payments
Deposit and progress payments
Most Advance Homes builds run on progress payments. A deposit is paid on signing, then progress claims are made at agreed stages through the build as work is completed, with a final payment on practical completion. Because you're not financing the whole build cost until handover, there's no financing cost baked into the price — and your lender draws down against the same stages we invoice against.

We can also build turnkey
On some projects we can offer a full turnkey arrangement instead — you pay a deposit, then nothing further until the home is finished and ready to move into. Turnkey isn't available on every build: it depends on the project, the section and your finance position, and we assess it case by case. If that's the structure you'd prefer, raise it with us early and we'll give you an honest answer on whether your build qualifies.

What's included in the Advance Homes standard specification?+
Every Advance Homes build starts from the same standard specification: a rib raft floor slab on TC2 ground, corrugate long-run colour steel roofing, fibre cement cladding, thermally broken aluminium joinery with Solux low-E glazing, a Latitude aluminium front door, and R7.0 ceiling and R2.6 glasswool wall insulation. Inside you get a Level 4 GIB finish, Melteca joinery with 20mm engineered stone benchtops in the kitchen, pantry and laundry, a custom laundry station and master walk-in wardrobe, Fisher & Paykel wall oven, induction cooktop, rangehood and dishwasher, a tiled ensuite with Mizu Drift tapware, heavy-duty nylon carpet and LVT vinyl plank flooring, whole-house ducted heating and cooling with 8 to 10 outlets, and PDL Iconic switches with recessed downlights. Outside, a concrete driveway, path and patio, Good Neighbour fencing and basic landscaping are included. Anything above that standard is priced and agreed before it goes on the contract.
What deposit is required?+
A deposit is paid on signing to secure your build, with progress payments made at agreed stages through construction and a final payment on practical completion — so you're never funding the whole build cost upfront. We confirm the exact deposit percentage and payment schedule as part of your fixed-price contract.
What happens if costs change mid-build?+
Your fixed-price contract is locked in before construction starts. It only changes through a documented variation that you approve and sign off in writing before the work happens, or in the rare case of a genuinely unforeseeable site condition — which is exactly what our free pre-purchase section assessment is designed to rule out.
