"Which subdivision should we buy in?" is one of the questions we're asked most often — and after more than 20 years building across the Bay, our answer surprises some people: the best subdivision is the one where you can genuinely see yourself living. Every area below has produced homes our clients love. What differs is the feel, the section sizes, the covenants and the price of entry. Here's the local knowledge.
Te Awa (Napier)
Te Awa is where our old show home was, so we know it street by street. It's one of Napier's most established newer suburbs: flat, well-serviced sections, close to Te Awa shops, a short hop to Marine Parade and the city. The mix of completed homes means you can see exactly what the neighbourhood looks like grown-up, rather than gambling on an artist's impression.
Good for: buyers who want coastal-city living, easy flat builds and an established feel.
Parklands (Napier)
Parklands has been steadily growing for years and it shows in the best way — mature streets in earlier stages, new stages still releasing. Handy to the city, schools and the expressway, with predominantly flat, regular sections that keep site costs sensible.
Good for: families wanting a proven Napier location with straightforward building conditions.
Lyndhurst and Frimley (Hastings)
Hastings' western growth corridor is where much of the Bay's new land supply has come from, and it typically offers the strongest value in the region — more section for your money, flat contours, and modern infrastructure. You're minutes from Hastings' centre, the hospital and some of the Bay's best food shopping.
Good for: value-focused buyers and anyone working across the Heretaunga Plains.
Iona (Havelock North)
On the edge of Havelock North with views toward Te Mata Peak, Iona is one of the Bay's most sought-after newer developments. Design covenants here are on the more considered end, which protects the quality of the streetscape — and your investment. Sections move quickly when released.
Good for: buyers who want Havelock North schooling and village life with a brand-new home.
Brookvale (Havelock North)
Brookvale offers a slightly more relaxed entry into Havelock North than the hill suburbs, with flat sections an easy walk or cycle from the village. It's popular with both young families and downsizers for exactly that reason.
Good for: anyone who wants Havelock village life on an easy, flat building site.
How to actually choose between them
- Visit at different times. A subdivision at 9am on a Tuesday and 6pm on a Friday can feel like different places.
- Read the covenants before you sign. Minimum house sizes, cladding requirements, fencing rules — they exist to protect values, but you want no surprises. We review covenants for clients all the time.
- Check the section, not just the address. Orientation, contour and services matter more to your build than the subdivision's brochure. Our guide to choosing the right section covers what to look for.
- Think resale even if you're never selling. North-facing rear yards, quiet streets and proximity to reserves hold value in every subdivision.
Get a builder's eye before you buy
