One of the luxuries of building in Hawke's Bay is that you're choosing between three genuinely good options. Napier, Hastings and Havelock North sit within about twenty minutes of each other, share the same sunshine and the same wine country, and yet each has a distinctly different feel. We build across all three, so here's an honest local's take.
Napier: coastal living and Art Deco charm
Napier is the Bay's seaside city. You get the Marine Parade, the port, the Art Deco centre, and that hard-to-define holiday feeling that comes with living near the water. For new builds, most of the action is in the newer subdivisions — Te Awa in particular, where our show home is, along with the wider Te Awa Estates area and pockets around Parklands and Poraiti.
Build here if: you want to be near the beach and the city's café strip, you like flat, easy sections in modern subdivisions, and being ten minutes from everything appeals.
Keep in mind: coastal proximity means paying attention to wind zones and durability requirements for cladding and fixings — nothing unusual, just something your builder should design for as a matter of course.
Hastings: the practical heart of the Bay
Hastings often gets underestimated, and frankly that suits the people who build here just fine. It's the commercial heart of the fruit bowl, with excellent amenities, a genuinely good food scene, and typically more section for your money than Napier or Havelock North. Growth areas around Lyndhurst and Frimley have brought a steady supply of well-serviced flat sections to the market.
Build here if: value matters, you work anywhere across the Heretaunga Plains, or you want the biggest choice of affordable family-sized sections in the Bay.
Keep in mind: subdivision covenants vary a lot from stage to stage — some are tightly controlled, some more relaxed. Worth reading before you buy, and we're happy to translate them for you.
Havelock North: the village with the views
Havelock North runs on its own charm: a genuine village centre, tree-lined streets, some of the region's best-known schools, and Te Mata Peak on the doorstep. Demand consistently outstrips supply here, which shows in land prices. New sections in areas like Iona and Brookvale tend to sell quickly, and hill sections offer views you simply can't get on the plains.
Build here if: schooling zones matter to your family, you love the village atmosphere, or you've always wanted a home with a view of the Peak.
Keep in mind: you'll generally pay more per square metre of land, and hillside sections carry higher site costs — retaining, foundations and driveways need proper budgeting. Get the section assessed before you commit; it's a five-minute conversation that can save you a great deal.
The commute question barely exists
Here's the thing out-of-towners take a while to believe: the "commute" between any of these three centres is 15–25 minutes. You are not choosing where you can work; you're choosing how you want to live. Plenty of our clients work in Napier and build in Hastings, or work in Hastings and build in Havelock North.
So which one is right?
The genuine answer: the one where you feel most at home. Drive all three on a Saturday morning. Get coffee in Havelock village, walk Marine Parade, wander the Hastings farmers' market. One of them will feel like yours — it usually does.
